Is it time to buy a Charlotte NC home?

Ok, so my previous posts were on the money.  I suspect this one will be as well.  Interest rates will NOT stay low for much longer.  A growing economy means interest rates much rise to keep it from overheating and becoming inflationary.  It could do that anyway because the economic stimulus has been so strong.

My suggestion, from a real estate standpoint, is to BUY NOW.  If you'll be looking for a home soon (within the next 12 months), move up your search.  At minimum, begin your search now.  There are still a few foreclosures available and homeowners have adjusted their expectations to lower levels so you can still get a home for much less than just a few years ago.

Homeownership is not a get rich quick scheme, but an investment and a place to enjoy life.  Prices will fluctuate, but the truth is that there are only so many properties and limited supply so, like any other commodity, prices will generally rise.

If you'd like to get started looking at Charlotte area homes, call me.  If you'd just like a customized search, let me know that, too.  The process is simple and the rewards can be far better than most other investments.

The Risk is Here, but the Risk is by NOT BUYING!

Federal Reserve Chairman Ben Bernake hinted that tightening is coming to the Federal Reserve Fed funds rate (that's the rate charged to member banks for overnight deposits to meet their reserve requirements). While that doesn't say much to most people, to the MBA that I am, to Money magazine and many others trained in the field, this says that the days of low interest rates are ending and that NOW, more than ever before, is the time to take advantage of the recent fall in the real estate market.

Whether you're in the Charlotte market, as I am, of in any other parts of the country, rising rates mean lower purchasing power. For example, at the recent 5.15% mortgage rate, the median price that is affordable to a homebuyer is $174,900. What if rates rise to just 6%, a rate that was here not very long ago? Purchasing power drops over $15,000 to $159,250.

It is time to get off the fence. I make it a bit more attractive by rebating 20% of the commission RLSTATE.com receives in connection with my client's purchase, but the real benefit is in the $8,000 Federal Tax credit. Already have a home? If you've had one within the past 3 years, that credit is $6,500, but that is still a big chunk of change.

I've made it real easy, too, to find those great Charlotte neighborhoods by posting the listings on sites that match the name. For example, Myers Park properties are at http://www.myersparkproperties.com/, Eastover properties are at http://www.eastoverproperties.com/, Dilworth properties are at http://www.dilworthproperties.com/, etc. The whole list is at my company site, http://www.rlstate.com/.

Looking for a foreclosure? Look no further. Every Carolina county near the Charlotte market is covered, AND FREE, at http://www.CarolinaHouseHunter.com/custom10.shtml.

It's time to get started and Bill Martin is an expert in buyer representation. Remember, too, that the listing agent represents the seller ALWAYS and is required to work in their best interests. There is never a fee by RLSTATE.com for representation.

Charlotte Foreclosure Expert

Of course, I've been an agent for what seems like a long time and while I've created other blogs, I've lost track of some of them and haven't found them easy to update. This one looks different.

I'm going to start the blog by posting my standard links page with each of the foreclosure sites that I manage. That should help those of you interested in a great deal to get started finding the next home of your dreams:

Hi, I'm Bill Martin, the foreclosure specialist with RLSTATE dot COM (yes, I JUST left Prudential Carolinas Realty after 8 years as one of their top agents). I’m also an MBA so I KNOW how to get deals done and I know what it takes to make an offer work. I won’t waste your time by making offers at 70% of list because you’re out of touch with reality, but when a deal is possible, I’ll make realistic recommendations based on years of experience in Charlotte real estate.

I will be honest with you, I'd rather NOT sell you a foreclosure. I don't make a lot of money on them, but they are typically easy sales. On the other hand, with my experience, I am likely the most qualified agent to sell you ANY home in the greater Charlotte region. Either way, I'm happy to help you without any pressure and, always, with an objective eye for your best interests.

I also know what’s needed in an offer and what tricks can be used to get an offer accepted that ISN’T the highest one on the table!I know you can pay for foreclosure information, but you don't have to. I specialize in representing buyers looking to purchase Charlotte area foreclosures, bank-owned REO properties, and corporate homes. For those buyers who also have credit issues, I help by searching for lease/purchase, owner-financing, and assumable/non-qualifying properties.I don't charge for this information because, honestly, you'll like this information so much you'll be happy to have me as your buyer's agent - ok, the only catch is that you consent to use Bill Martin as your exclusive buyer's agent. That shouldn't be a problem since Bill is ALWAYS one of the top regional agents. Of course, the commission is always paid for by the seller, but the representation is exclusively yours. So, you ask, where is this foreclosure information? IF the link below doesn’t work due to a Yahoo issue, I suggest you visit www.yahoo.com, click on “groups” (it’s on the left side), type “Bill Martin” and you’ll see EACH of these groups listed and you’ll be able to join from there. For Charlotte (Mecklenburg County) homes: http://www.rlstate.info For South Charlotte (Mecklenburg County) condos/townhomes: http://www.CharlotteCondoKing.com For North Charlotte (Mecklenburg County) condos/townhomes: http://finance.groups.yahoo.com/group/NCharlottecondos/ For Union County foreclosures: http://finance.groups.yahoo.com/group/UnionCountyForeclosures/
